Roundhouse Properties has submitted a planning application to build 68 commercial units on a 1.56 hectare site off Junction 5 of the M65.
The £10m project will feature 12 single-storey buildings offering a total of 24,000 sq ft of commercial space for office, industrial, storage and distribution uses.
Aimed primarily at small businesses and start-ups, the flexible design enables owners and occupiers to take more than one unit and add a mezzanine level to a create a larger space to suit their specific needs.
The site, which is designated for employment use by Blackburn with Darwen Council, lies adjacent to EG Group’s Waterside headquarters opposite Shadsworth Business Park.
It will join Roundhouse's Momentum business centre concept, which also includes similar developments in Preston and Buckshaw Village, near Chorley. Momentum offers occupiers the opportunity to rent, buy or rent to buy.

Danny Pinkus at Pinkus & Co and Neil Weaver of Taylor Weaver have been appointed as joint agents for the development. The scheme was designed by Evolve Architectural Design. De Pol Associates are acting as planning consultant.
Subject to planning consent, Roundhouse hopes to be able to start work on the development towards the end of summer with phase one being made available in early 2022.
